Bradley Fields

Bradley Fields–A 20-acre single family lot subdivision on the east end of the City of Lynden at the corner of Bradley and Line Roads. The Company acquired the land from three separate land owners and managed the Preliminary Plat Approval process. Upon receiving Preliminary Plat Approval, the project was sold to an affiliated entity, Bradley Fields Investors, LLC.  Bradley developed the project with the Company as its Managing Member.  The streets and utilities for a 71-lot subdivision (61 being owned by the new LLC) were constructed by a qualified contractor and the work was completed in June 2006 when lot sales began.  The remaining lots continue to be marketed and sold.

The Grove

The Grove Aerial

The Grove: The Grove is a unique 40-acre residential subdivision on Whidbey Island with substantial public and private open space and trails.   The Company acquired the property after completing an 18-month process to annex this property into the City of Langley on the south end of Whidbey Island.  The Company obtained preliminary plat approval for the project following design of the infrastructure.  Construction of a public and private trail system and rough grading for the project is completed.  More recently, the Company has worked with the City of Langley toward increasing the residential density on the project. 

Northwest Plaza Building
Northwest Plaza Building: In 2004 a Company affiliate (Pacific Crest Assets, LLC), acquired with a Bank partner, a 22,000 sq. ft. office building in downtown Bellingham at the corner of Grand Avenue and Champion Street.  The Company then completed a condominium conversion of the building after which 2 units of the building were conveyed to the bank partner and the remaining 8 office units and 1 storage unit of the building were conveyed to Pacific Crest Assets.  Seven of the eight Company owned office units were renovated and leases updated.  The Northwest Plaza building is located at 220 West Champion Street in the growing Bellingham Arts and Entertainment District.

Padden Trails

Padden Trails:A 224 lot residential project on the south side of Bellingham near the Historic Fairhaven District and adjacent to the several hundred acre Lake Padden Park.  The Company’s affiliate, Padden Trails, LLC, owns 113 acres of residential land that was assembled by the Company from some 15 owners. Pacific Crest Partners is the managing member of Padden Trails, LLC. The project includes 37 acres of environmentally sensitive ridge, watershed and trail land be given to the City of Bellingham to add to Lake Padden Park. The gifted land will include trail connectors into the Park from the project containing elevated water and territorial views.   Preliminary Plat approval was obtained and detailed infrastructure plans for the first 111 lots are approved and permitted.  Phases of construction can be smaller.  There are numerous amenities and value added features related to this project.

San Juan Hill
San Juan Hill

San Juan Hill: The Company acquired about 23 acres within a large undeveloped block of land in South Bellingham within the City limits.  Preliminary Plat approval was obtained in early 2008 for 51 residential lots averaging 7,500+ square feet in size.  Many of the lots will have views of Bellingham City, Bellingham Bay, and/or the San Juan Islands.  This project is presently for sale.

North Prarier Aerial

North Prairie: The Company previously entered into an agreement to purchase 65 acres of land northeast of Lynden Washington within the City of Lynden urban growth boundary. 37 acres of this property was acquired with rights to acquire the balance of the property.  The Company led an annexation (into the City of Lynden) and rezone of several hundred acres of property that included the North Prairie project land.  The Company also acquired a strategic 2 acre parcel that provides important access.  The necessary easements were put in place for streets and utilities and the 2 acres was sold subject to the easements.   The project is intended as mixed single family/multi-family and the zoning allows for this.  The first phase of the project is moving ahead.
